This Short-Term Rental Agreement ("Agreement") is entered into between Fighter House Las Vegas ("Owner") and the guest whose name appears on the booking confirmation ("Guest"). By accepting this Agreement, Guest enters into a legally binding contract with Owner.
The rental property is located in Clark County, Nevada, specifically the room designated in the booking confirmation at the Fighter House Las Vegas fighter accommodation facility ("Property"). The Property is a shared accommodation facility that includes training and fitness equipment.
Guest's right to occupy the Property is limited exclusively to the check-in and check-out dates specified on the booking confirmation. Standard check-in time is 3:00 PM PST and check-out time is 11:00 AM PST. Any occupancy before or after these dates and times is unauthorized and subject to additional charges as set forth herein.
The number of guests staying in the Property shall not exceed the maximum occupancy listed on the booking confirmation. No person other than the registered Guest may stay overnight without Owner's prior written approval. Unauthorized additional overnight guests or occupants are prohibited and may be removed immediately from the Property. Unauthorized occupancy may result in immediate termination of this Agreement without refund.
Guest agrees to pay the total amount shown on the booking confirmation. Payment is processed through the platform's secure payment system at the time of booking. All payments are in U.S. dollars.
A standard cleaning fee is included in the booking total. Guest agrees to pay additional cleaning costs up to $250.00, at Owner's sole discretion, if the Property requires cleaning beyond normal turnover. Additional cleaning charges may apply for, but are not limited to: blood, vomit, bodily fluids, tobacco odor, marijuana odor, excessive trash, stains, food waste, or any condition requiring specialized remediation.
Guest is responsible for all damages to the Property or its contents caused by Guest or any individual Guest invites to the Property, beyond normal wear and tear. Guest expressly authorizes Owner to charge Guest's payment method for the full cost of any repairs, replacements, deep cleaning, or remediation required as a result of such damage. This includes but is not limited to: missing towels, missing linens, mattresses, televisions, appliances, broken gym equipment, doors, locks, windows, plumbing, landscaping, pest treatment caused by Guest, smoke remediation, odor removal, broken or damaged furniture, stained or damaged bedding, flooring, walls, or fixtures, and lost keys or remotes. Guest is liable for all indirect damages resulting from Guest's actions, including lost rental income while repairs are being completed and the Property or any portion thereof cannot be rented.
Guest must vacate the Property by the check-out date and time specified on the booking confirmation. Any Guest who remains at the Property after the authorized check-out time without Owner's express prior consent shall be subject to a daily holdover fee of $200.00 per day. Unauthorized continued occupancy is a material breach of this Agreement. Owner reserves all rights available under Nevada law to recover possession of the Property. Payment of holdover charges shall not be construed as permission to remain on the Property or as the creation of any landlord-tenant relationship. Holdover fees do not create a tenancy, and acceptance of holdover fees does not extend the stay or grant Guest any right to continued occupancy. No refund shall be issued for stays terminated due to holdover.
In addition to the general house rules, Guest agrees to comply with the following rules specific to the Fighter House facility: No sparring inside the residence. No grappling in common areas. No striking walls, doors, or furniture. No heavy bag use during quiet hours (10:00 PM – 7:00 AM). No unauthorized coaching sessions. No commercial filming without prior written approval from Owner.
Guest agrees to comply with all posted house rules, including but not limited to: no smoking or vaping inside the Property; no parties, events, or large gatherings without prior written approval from Owner; quiet hours observed between 10:00 PM and 7:00 AM; all overnight guests must be registered on the booking; and common areas must be kept clean and orderly.
Guest shall not engage in any illegal activity on or near the Property. Guest shall not create any nuisance, disturbance, or activity that unreasonably interferes with the quiet enjoyment of neighboring properties. Guest shall not possess, use, manufacture, distribute, or sell any illegal drugs, narcotics, controlled substances, or steroids not lawfully possessed under Nevada or federal law. Drug manufacturing and drug sales are strictly prohibited. Excessive intoxication that creates a disturbance or safety risk is grounds for immediate termination of this Agreement. Violation of this provision is grounds for immediate termination of this Agreement and removal of Guest from the Property without refund, at Owner's sole discretion.
No illegal weapons are permitted on the Property. Firearms must comply with all applicable Nevada law. No brandishing of any weapon is permitted. No discharge of any firearm or weapon on or near the Property. No explosives, fireworks, or incendiary devices are permitted on the Property at any time.
Guest shall inspect the Property within twenty-four (24) hours of check-in and promptly report any pre-existing damage, defects, or maintenance issues to Owner. If Guest fails to report any such condition within this period, Guest acknowledges and agrees that the Property was received in satisfactory condition, and Guest shall be presumed responsible for any damage identified at or after check-out that was not reported within the inspection period.
Owner is not responsible for the loss, theft, or damage of any personal property belonging to Guest or Guest's guests, including but not limited to cash, jewelry, passports, firearms, electronics, vehicles, and training gear. Guest is encouraged to secure all valuables and carry appropriate insurance.
Any property left behind by Guest after check-out will be handled in accordance with applicable Nevada law. Owner is not responsible for the storage, loss, or damage of abandoned items. Guest may be charged storage fees where permitted by law. Items not claimed within thirty (30) days may be disposed of at Owner's discretion.
Commercial filming, photography, or content creation for commercial purposes requires prior written approval from Owner. Unauthorized commercial filming may result in immediate termination of this Agreement without refund and may subject Guest to additional charges.
Internet access is provided as a courtesy. Owner makes no guarantee of uptime, speed, or reliability. Guest agrees not to use the internet connection for any illegal activity, including but not limited to illegal downloading, streaming of copyrighted material, hacking, or any other unlawful purpose. Owner is not liable for any loss or damage resulting from internet service interruptions.
Parking is provided subject to rules posted at the Property. Guest must park only in designated areas. Unauthorized vehicles, vehicles parked in non-designated areas, or vehicles blocking access ways may be towed at the vehicle owner's expense. Owner is not responsible for loss or damage to vehicles parked at the Property.
No pets or animals of any kind are permitted on the Property without prior written approval from Owner. Unauthorized pets may result in additional cleaning charges and immediate termination of this Agreement without refund.
A fee of $50.00 applies for each lost key or access device. A fee of $100.00 applies for lockout service if Guest is locked out of the Property and requires Owner or staff assistance to regain entry. These fees may be charged to Guest's payment method on file.
Guest acknowledges that the Property is a shared accommodation and training facility that includes fitness and training equipment. Guest assumes all risk of injury, loss, or damage to person or property while at the Property. Guest's use of any training or fitness equipment is entirely at Guest's own risk. Owner shall not be liable for any injury, loss, or damage to Guest, Guest's guests, or their personal property. Guest waives any and all claims against Owner arising from Guest's use of the Property. This waiver is intended to be enforceable to the fullest extent permitted by Nevada law. A Nevada attorney should review this provision to ensure it is properly tailored to maximize enforceability within applicable state law.
Guest agrees to indemnify, defend, and hold harmless Owner, its agents, employees, and affiliates from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorney's fees) arising out of or related to Guest's use of the Property, Guest's breach of this Agreement, or any act or omission of Guest or Guest's guests.
Owner reserves the right to enter the Property for maintenance, inspection, housekeeping, or emergency purposes. Owner shall provide reasonable notice except in cases of emergency, where no notice is required.
Owner may terminate this Agreement immediately and remove Guest from the Property without refund if Guest violates any term of this Agreement, engages in illegal activity, creates a nuisance or disturbance, or poses a threat to the Property or other guests. Owner may cancel the stay immediately and without refund if Guest threatens Owner, neighbors, other guests, or staff. In the event of termination, Guest shall vacate the Property immediately upon Owner's request.
In any dispute arising from this Agreement, the prevailing party shall be entitled to recover reasonable attorney's fees and costs to the extent permitted by Nevada law. The parties are encouraged to attempt good-faith mediation before pursuing litigation.
This Agreement shall be governed by and construed in accordance with the laws of the State of Nevada, without regard to conflict of law principles. Any legal action or proceeding arising under this Agreement shall be brought exclusively in the courts of Clark County, Nevada, and Guest hereby consents to the exclusive jurisdiction and venue of such courts.
If any provision of this Agreement is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, the remaining provisions shall remain in full force and effect, and the invalid provision shall be modified to the minimum extent necessary to make it enforceable.
By checking the "I agree" box and proceeding with the booking, Guest acknowledges that Guest has read, understood, and voluntarily agreed to all terms and conditions of this Agreement. Guest acknowledges that this electronic acceptance has the same legal force and effect as a handwritten signature, pursuant to the Nevada Uniform Electronic Transactions Act (NRS 719).
This Agreement, together with the booking confirmation and any posted house rules, constitutes the entire agreement between the parties with respect to the subject matter herein and supersedes all prior or contemporaneous understandings, whether written or oral.
